These Terms & Conditions govern the short-term rental agreement between the guest ("Guest") and Mondello Sea House, located at Viale Principe di Scalea, 25 C, Palermo ("Property"). By completing a booking, the Guest accepts these terms in full.

1. Legal Framework

This rental qualifies as a locazione breve (short-term rental) under Italian Decree Law 50/2017 (art. 4), subject to the cedolare secca flat-tax regime. No VAT is applied. The Property is not a hotel or hospitality business.

2. Booking & Confirmation

  • A booking is confirmed only after the Guest receives a written confirmation (email) and the required deposit or full payment has been received.
  • The rental agreement is between the Guest and the Property owner. Third-party platforms (e.g., Airbnb, Booking.com) may facilitate the transaction but are not parties to this agreement.
  • The Guest must be at least 18 years of age and must be the person who will occupy the Property.

3. Payment

  • Accepted payment methods include bank transfer, credit/debit card, and approved online payment platforms.
  • A deposit of 30% of the total stay is required at the time of booking. The remaining balance is due no later than 14 days before the check-in date, or at check-in for bookings made within 14 days of arrival.
  • All prices are quoted in Euros and include the cedolare secca tax. Tourist tax (tassa di soggiorno) is not included and must be paid separately at check-in (see Section 8).

4. Check-in & Check-out

  • Check-in: from 14:00 (2:00 PM). Late check-in is available upon prior arrangement.
  • Check-out: by 10:00 (10:00 AM). Late check-out may be available upon request and is subject to availability.
  • At check-in, all guests are required to present a valid identity document (passport or national ID card). This information is transmitted to the local authorities (Questura) within 24 hours of arrival, as required by Italian law (art. 109 TULPS).

5. House Rules

  • The maximum number of guests must not exceed the number stated in the booking confirmation.
  • Smoking is not permitted inside the Property. Designated outdoor areas may be available.
  • Pets are only allowed with prior written approval and may be subject to an additional cleaning fee.
  • Quiet hours are observed between 22:00 and 08:00. Guests must respect the neighbours and the residential character of the area.
  • Parties, events, or gatherings exceeding the maximum guest count are strictly prohibited.
  • The Guest is responsible for keeping the Property in reasonable condition throughout the stay.

6. Security Deposit

  • A refundable security deposit may be required at check-in or pre-authorised on the Guest's credit card.
  • The deposit covers potential damages to the Property, missing items, excessive cleaning, or breach of house rules.
  • The deposit (or unused portion) will be returned within 7 business days after check-out, following a property inspection.
  • The Guest will be notified promptly of any deductions, accompanied by photographic evidence where applicable.

7. Liability

  • The Property owner is not liable for the loss, theft, or damage of the Guest's personal belongings.
  • The Property owner is not liable for interruptions to utilities (water, electricity, internet) caused by third-party service providers or force majeure events.
  • The Guest is liable for any damage caused to the Property, its furnishings, or common areas during the stay.

8. Tourist Tax (Tassa di Soggiorno)

The Municipality of Palermo levies a tourist tax on overnight stays. This tax is per person, per night, and is determined by the municipal authorities. It is not included in the rental price and must be paid directly at check-in. Children under a certain age and other categories may be exempt as per local regulations. The current rate will be communicated at the time of booking.

9. Cancellation

10. Governing Law & Jurisdiction

This agreement is governed by Italian law. Any disputes shall be submitted to the exclusive jurisdiction of the courts of Palermo, Italy.
